I am in the process of buying a 300 point BCV contract. Assuming it gets approved, I think the earliest it might be finalized is mid-June. This contract has 300 points carried over from 2022 that expire on July 31. Is there any hope of renting these out within a 1 month time frame? I don't think I'll be able to figure out a way to use them myself that quickly and I'm not sure there is any availability anywhere anyway. Since I'm brand new to this, I assume a broker would be the easiest way to use these points and at least recoup some of the value.
I'd appreciate any advice on what would be the best way to get rid of these and not let them expire.

Go thru a broker and Fire sale them. Hopefully there is some availability. Time is not on your side.

If not, yeah, fire sale them. Though you'll probably be able to find scattered availability in some larger venues (for example, there's LOTS of July availability at Treehouse Villas, SSR 3BR, AKV Grand Villas (Savanna and otherwise), RIV 2BR, CCV Cabins, and Poly Bungalows, to name a few). Maybe this is the time for a 3-night luxury long weekend?

I support the luxury weekend. In '22 about a third of our points went into holding and we were actually able to use them successfully.

Thanks everyone for the advice. Yeah, maybe we'll have time to get a luxury weekend planned. Would feel better than a fire-sale. Yes, these were already banked from 2022 and expire July 31. As soon as I get this contract approved (hopefully), I'll jump on it. If I do fire-sale them, any idea what the lowest ball price would be?

A fabulous weekend enjoying new points sounds like a lot more fun than fire sale.
The last time I looked at renting last minute, expiring points was before the pandemic. I remember they were less than calling DVC to do one time points, so had to be less than $15 per point back then. I want to say around $10 per point, but to be fair that was several years ago. David's lists regular, year round rental pricing for larger resorts like SSR at $20 a point, with owner's getting $16 of that fee. Best guess is you'd be looking at something close to $10 per point for fire sale pricing.
That's a fair bit of hoop jumping for relatively little reward IMHO. Especially compared to a no-cash-cost, luxury last minute get away!

When we purchased our PVB contract it had 275 banked points, on top of 275..we ended up doing a weekend at the PVB bungalows….was a great time, and the kids still talk about it.

Renting out the points can be done. The downside is your resort selection and unit type will be extremely limited. Also, you will more than likely rent for less than if you were booking at 7-11 months out.
You will have to spec rent and advertise across multiple platforms.

I was just looking at some charts Tom posted in another thread and I couldn't help but notice that Treehouses appeared to be mostly "green" all the way across the chart...meaning Treehouses might be an easy thing to get last minute? I don't know how many nights 300 points would get you. I could look it up, yes, but I don't want to move the mouse around that much. And I don't expect anyone else to do it for me because it truly doesn't matter hee hee. But if you must, for your own curiosity, go right ahead. At which time you might as well post the answer here, too.

OK, then. The answer for Treehouse in July is 322 points/week. So either borrow the 22 or go for 6 days with 278 points and burn 22. Anyway, nice that this is an option. Maybe I could do half there and fit in another odd 2-3 days somewhere else.

If you were to go the Treehouse option, and have 22 left over, you could always try calling MS, explaining the predicament, and seeing if they can help you out by pushing those extra points into the next UY. I think the odds of this happening are probably infinitesimal, but I don't think they're Zero. And all it costs is a phone call.
You could of course also buy 22 one-time use points to make a full week happen. ($440).

I vote using on luxury weekend. Poly usually has openings and that would be fun. I am biased though as it is my fav resort.
