I went by the DVC kiosk on the Wish last week just to see what options were available for current members. I asked specifically about the Riviera as that is quickly becoming my favorite resort.
Current direct purchase price is $225.00, so 200 points would be $45,000.
$17.00 incentive per point would cost $37,600 for 200 points
DVC would "buy back" the 2023 UY points since I have a Sept. UY, so a check would be sent for $20.00 per point, or $4,000.00 once closing was complete.
$37,600 minus the $4,000 = $33,600 or $168.00 per point.
Maintenance fees would be $1,772.00 per year
I do not need another 200 points, but this offer seems like such a good deal. I did not ask if there were any incentives at all for the minimum of 50 point purchases.
I am thinking I will pass on this offer and see what they offer on the Vancouver-Hawaii sailing I am taking in September. If this deal goes away before then, so be it.
*****Edited to add that there is also a $3,000 additional Welcome Home credit for purchasing on the ship--and that makes the math correct.
Would you jump on this deal?

I think I have answered my own question--I found a couple of resale contracts in my UY that are a better deal. I know that those points can only be used at the Riviera, but since I love staying at the Riviera, that is not a problem.

Just a note of warning, although you may think right now you would only want to enjoy Riviera always. Things change. We were Animal Kingdom Lodge Jambo House fanatics. Favorite place in the world! Whelp, now we love SSR and now always reserve there.

I think I have answered my own question--I found a couple of resale contracts in my UY that are a better deal. I know that those points can only be used at the Riviera, but since I love staying at the Riviera, that is not a problem. Just a note of warning, although you may think right now you would only want to enjoy Riviera always. Things change. We were Animal Kingdom Lodge Jambo House fanatics. Favorite place in the world! Whelp, now we love SSR and now always reserve there. Sometimes, though, one knows. We own BCV and BWV, and have since 2008. While we have done a couple of stays (2 total) at other places with these points, had we been limited to these locations exclusively for the past 17 years, we'd have been fine. Also, if one has RR resale plus other points, there are still options with the other points. Also, one can trade with other folks here for stays. If we liked Riviera enough to stay, and needed points, I'd have no issue buying resale there. But we don't need points and alreay know that Riviera isn't enough of a draw as one can't walk to any park.

To me this deal sounds pretty good and much better than our last point purchase, which cured my addonitis. IMO, I'd only buy RIV direct due to the resale restrictions. Any more I don't have the head space for details. Actually according to my last Director, details have never been my forte'. I like to keep stuff simple, or as simple as possible. Truthfully, we'd only buy direct because we lazy impatient people. LOL

I am still torn on RIV - the resale restrictions just bother me. Would have purchased direct there long ago if not for those. Resale there is tough because it is really limited. Still thinking about it. If they create a walking path from RIV to HS - that would tip the scale to buy there. But the new poly tower - that has peaked my interest.
just curious does anyone think they will ever create a walking path to HS from RIV??

Too far and too many heavy roads to cross. I personally wouldn't buy RR resale myself even if we loved the resort.

No place to book, period. I think this is the issue for me too. If you aren't always booking way in advance, you could be blocked out. What if you suddenly decide you want to take a trip at 6 months? SSR, OKW, and AKV will probably be available but you can't book those. Unless the resales are screaming deals, I would buy direct only for Riviera.

Restrictions will only possibly be an issue if you go to sell if buying direct at least. I am not a skyliner fan either. I will ride it but it's super low on my list of things to use. I actually don't mind the bus compared to it LOL When we added on at PVB, I knew I'd never miss staying at RR. We just did it this year at spring break. When talking next year a quick break trip, my kid said nope to it. I knew it was a one and done for us, so buying resale for PVB wasn't an issue. Not worried about the cabins either with those points. I do have just over 60% of my points direct or grandfathered in so if I wanted I could stay. All this is not to be negative on the resort, but methods of madness when we choose what to buy and how to add on. Resort like or dislike aside, If I were to buy RR, I'd only buy direct. I would personally never do resale but we sometimes make some more last minute changes to our stays. This is true of any resort that won't allow you to stay anywhere but where you bought for that reason alone. But we have been known to make 7 month or less trips so flexibility is important.

We love, love, love the Skyliner. We will routinely ride it just to ride it, with no destination in mind. With that said, I don't want to be at the mercy of the transport for parks. Skyliner goes down; my feet don't.

I thought about that as I wrote the above. Maybe I should say - "for now." And I do realize that this is an issue for many, so I don't take my mobility lightly. It is a gift that I'm willing to work to maintain because of its value to me.
