Reflections Concept D23 2019 Website WDWMagic.com reports that recent filings by the Central Florida Tourism Oversight District point toward new resort construction at Walt Disney World. The document in question is a Master Services Agreement to install electrical equipment for "Project S." The description cites "a new transfomer service yard, transformer loop, and SCADA monitoring cabinets for a new resort." Earlier this month, Disney filed permits to begin work in an area between Disney's Wilderness Lodge and Disney's Ft Wilderness Resort. This area was previously assocated with the project known as Reflections - a Disney Lakeside Lodge. In 2019, Reflections was announced as new 900 room hotel and Disney Vacation Club facility, located on the site that was formerly home to River Country waterpark. Work began in late 2019, but was halted in early 2020 at the onset of the COVID-19 pandemic. Multiple filings have since been linked to the Reflections site, stirring up rumors of its revival. If work is set to resume, it is not known if there will be any changes to original the design or name.

Ok I don’t know how I feel about this. VWL is such a secluded resort, which is part of its charm. How will all of this new construction affect VWL?

The permits are almost identical to those originally filed for Reflections, with just 1 or 2 extra locations (those nearest to WL). So it seems like a series of Lodges making up the new resort. Which I hadn’t realised at the time when they first appeared. My biggest issue with it is that this means Reflections will be a very spread-out resort and pretty much abut WL. I guess this is just as continuation of their policy of always having a new resort ready to sell. The expiry date for these permits are 2027.

My biggest issue with it is that this means Reflections will be a very spread-out resort and pretty much abut WL. Yeah. Sorta takes the "Wilderness" out of "Wilderness Lodge."

When is enough DVC enough. That is a great question. I tend to believe we have already hit that point. Add-ons to popular resorts like Poly or GF will sell well, but others like Riviera will sell slow. There are only so many people who can and want to shell out the dough for DVC, let alone the cost of flights, park tickets, etc. If they do build Reflections, my bet is that it will sell very slowly.

The damage has already been done to Fort wilderness. I do wonder if this is being resurrected quickly because of how dismal the cabin sales are and that they're going to put them together. I said that somewhere else here too, but officially putting this statement down here under this thread.

When we were talking about Reflections in the past, the artwork and stuff seemed to click with me. That idea of "different resorts for different people" is what I think of. Riviera does nothing for me, the Cabins are stupid, but a "luxury spa organic natural surroundings" kind of thing, I can see people being into that.

You have to wonder if coming to an agreement on the opening price as well as the points chart is causing the delay. They should be very careful not to price out their purchasers. We are heading for a recession, although it may be a while before we are in the full throws of that. It will be interesting how they open, discounts or incentives, etc? Because while Poly is wildly popular, after that first surge of buyers, how will they maintain a steady flow of purchases?

Give it 15-20 years and Bay Lake and the Seven Seas Lagoon will look like Ocean City, MD or Myrtle Beach.

I am going to guarantee you that the point charts have been ready since last year. They knew these were coming and they knew it was going to be the same association. The point charts they released for 2025, they did in mind with the new tower as well. We cannot ever think that Disney is last minute planning was certain things. If anyone thought that Disney was wavering on whether or not this was going to be the same Association or not? I can guarantee you that they really did not. They knew from day one what they wanted to do. It would only take some interesting legal issues to make them change their minds. So, I believe the points charts are out there in their own back end knowledge. I would not be surprised if sale price is a bigger hang up. I do really think that either someone dropped a ball with filing something or they really expected the cabins to do better and are now wondering what to do next which is holding up the sale of Polynesian. I really expected it to come out around the 1st of July, so this is a big delay in my opinion. But I do think it has more to do with pricing and sales than it does anything else.

If the rooms are built but inventory not put into DVC yet, they can still rent out those rooms, right? If so, making all new accommodations DVC makes sense no matter how slow the sales. DVC subsidizes, yes?
