Whoa! Are they doing a total rehab? Hurricane damage? Multiple factors.....Labor costs, Insurance costs, energy costs, taxes and overall inflation.
But it is St. Johns....

But it is St. Johns.... It is a one of a kind island......My absolute #1 favorite place to unwind from life.

I'm shocked that VDH went up over 5%. It only opened in September. I thought DVC used to keep new properties pretty stable for the first couple of years, at least until they sell all the inventory.

It would be interesting to see what elements of the operating costs have caused the increase. Unfortunately I can’t find any breakdown of the 2023 annual dues for VDH to do a line by line analysis.

When purchasing, we had the choice of BLT or AKV for the same price per point. Although we absolutely love AKV, we went with BLT because of the lower maintenance fees. Glad I went that route. I chose OKW over BCV for that reason. Didn't work well for me on that. Oh well We had the same option and our guide at the time said one big roof is easier to care for than multiple roofs. So far that statement holds true, less Rivera.

This week, the LA Times reported headlines Disneyland Workers primed for big salary bump after winning living- wage legal battle
Disney will be required to compensate for many years of back pay while this legal battled raged… I think State of California started this safeguard for the entire workforce and I guess Disney has been hoping to win a battle or delay . Has DVC dues jumped for Villas at Grand California or just preparing for next years maintenance at new Villas Disneyland Hotel ?

Who knows? VGC has been rising fairly steeply the last several years, largely due to staff salary increases (at least that what I thought).
It looks like VDH will follow a similar trajectory.

Part of both rises will be for staff wages.

I know there were tons of discussions about how the maintenance fees were determined back on MouseOwners, but there is an element that seems rather nebulous. I mean, there are general trends. Smaller footprints and newer resorts tend to be lower. Older and larger footprints tend to be higher. Beach based (Vero, Hilton Head, and Aulani) are very high. But it doesn’t always follow that exactly. In reality, especially with shared resorts (DVC + hotel), there is always an element of wiggle room in assigning relative use of pools, buses, lobby, staff, etc.
