I definitely have not seen a bounce in resale prices of Poly after the news the tower is part of the original resort. Some speculated that would happen. I thought it might, also, but it look like demand just isn't there like folks have said. It will be interesting to see what new sales look like when that starts. This might be a dumb question, but why does Disney keep building new DVC buildings with such waning sales? I know the planning starts far far in advance, but I would think the last few years would impact their plans in the near future. I do not know or follow Poly resales, but based on your post, I would expect resales to bounce up some once the Tower starts sales in the summer.
DVC sales are not waning overall. Yes, Riviera has been slow, but steady. Disneyland zoomed out of the gate, but has also tempered down. But VGF sales were soaring from start to finish.
Disney keeps building the resorts because of several reasons: 1. The profit margin on DVC sales is very high.
2. DVC captures your future vacation dollars. 3. Disney gets a cut off the top in management fees.
4. DVC helps pay for Disney provided amenities at non-DVC resorts (at shared locations - Animal Kingdom, Beach Club, Yacht Club, Poly, Grand Floridian, Contemporary, Boardwalk, Aulani, Wilderness Lodge, Fort Wilderness)
5. DVC helps pay for transportation costs for all of Disney (directly and indirectly).
DVC is the gift that keeps on giving to Disney.

A bounce of maybe $5-10/point. VGF2 sold well. I expect PVB2 to sell well too. Hit or miss.

I agree! I'm pretty sure I'm going to add on resale (but not 100% sure vs direct). I'm just waiting on point charts to make decisions, but even with the lake views likely toppling the VGF point chart, I see it going fast! The plans show 2 bathrooms in 1 bedrooms so we might be very good with downgrading to 1 beds for the 3 of us too. We're doing a 4 night stay at RR 1 bed next month to get a feel (knowing there is only 1 bathroom, but for space otherwise). Lots I'm looking forward to with this tower! I expect the resort to sell very well. You have location, great views, room choices, its own amenities, and the points will not be restricted.

But there are more than enough MK-centric folks to make this very popular and, as noted above, sure to sell out.

So true! To me the best location thanks to easy TTC access to Epcot and how easy it is to get to other MK resorts. To us, best locations are BWV and BCV due to walking access to Epcot. But there are more than enough MK-centric folks to make this very popular and, as noted above, sure to sell out. Cheers. Epcot is our favorite followed by MK. DHS is pretty much dead last for us. So This one is better for us than BCV or BWV since it's easier to split both favorites. If I remotely liked DHS, BWV would be my winner all the time. I like it enough to stay sometimes - we're back in May for a long trip.

You don't have to sell me on it. I have 6 Poly contracts. I thought sales VGF sales hadn't been great. I bought a VGF contract last fall and effectively got $171/pt. I assumed the deals were so good because sales weren't great. I admit I did no research about it. I have Poly booked for the first weekend of Dec already. I wonder when bookings for the tower will open up. I have 2 studios currently and would love a 2 bedroom suite assuming its ready by Dec.

Not a huge resort but definitely outsold Riviera a good portion of the time. My guess is that nothing will go on sale for PVB until summer or later. Bookings a few months in advance like the cabins. I only have 3 contracts at PVB, but will definitely be adding more (how and number of points TBD). It will likely be the largest percentage of points for a resort by the time I am done.

Poly sales will start late summer and the resort will open Nov-Dec time frame.
Fingers crossed you get your 2-bedroom unit for December.
We will be booking a weekend in December of this year. I might book a 1-bedroom when it becomes available.

I expect am expecting three view/room categories for the Tower. So I suspect that there will be "cheap" room options at the resort. There are going to be some awesome firework viewing rooms at the tower!

More than $225 but probably not more than $240 or $250 us my guess. I am thinking for future with dividing contract with my kid. That might get me to do something different. I do need to know point charts. Lots of 100-150 pt contracts out there so I'm waiting... Band trip in 2025 is Chicago (yuck in mid March) so we aren't for sure going more than once in 2025. But plans for June trip there. I know I'll want lagoon facing vs monorail side so waiting to see the damage for 1 and 2 beds there I can not decide until I see the points chart. I do as well with 3 room types. Standard (monorail), Garden/preferred (aka facing Tuvalu and Lagoon indirectly) and then Theme Park.

Guessing the points chart will be similar, if not a tad more, than VGF. But will likely be some of the most sought after rooms at WDW, imo.

We are hopeful and praying a little. DW and I decided to hold onto our PVB contract (and sold our SSR and BWV) when we decided to buy a place in Orlando (2 years ago). Here is to hoping that the existing contract will work…we will see if this was the right gamble.
