I don't know others experiences, but renting is getting a lot tougher. I have a spec reservation for July 4th, and I'm not getting anywhere with it yet...but specs doen't seem to get booked until about two months out. But here is the kicker...I have some VGC points that I've had available and on the FB crazy zone. I've gotten some tire kickers, but that is it. In the past, VGC I've had to fend them off.

In my experience, renting spec reservations have always been difficult. The best approach to rent those units was maximum exposure. Have you tried using Davids or the MO facebook page?
For VGC, the new DL tower has changed the rent market in Disneyland.
I am still renting points, but rarely need to advertise. Somehow the renters/opportunity always seem to find us. Just yesterday, I was able to rent a Riviera reservation, using my super cheap SSR points, for September. Just happen to be talking to a neighbor who was going to WDW, but had not booked a room yet because of costs. The were looking to stay at either Art of Animation in a Nemo suite or Beach Club. When I heard the cash prices for their stays, I offered Riviera in a 1-bedrrom for a lot less of both of their original room choices. They are a family of 5 and needed a bigger room.

I have not rented points in a while (and am currently out of 2024 AND 2025 points), but I have read in multiple places that renting is tightening up. Maybe it's true, maybe it's not. It will be interesting to hear if others are having more difficulty renting. With more and more DVC rooms means more and more people trying to rent out points. Is the supply starting to outstrip the demand?

(and am currently out of 2024 AND 2025 points) lol I was looking at my points the other day and in March 2025 I will have my account loaded with a fresh, new, shiny, two points! Two. Gotta love it. Then in Dec 2025 I will get another 24 or 32 or something. Yee-ha. Luckily I don't have to worry about this whole "rental market" thing.

Yeah it's just a renter's market. Rooms are super cheap thru Disney and there's several different sales out there you can utilize.

I think price is a big point. Lots of private renters are equally as expensive as the broker sites like Daves and so on. So people would rather use a safer route (no scams like FB)
Also 2025 Disney deal (UK not sure if US does) comes out in the next 2 weeks. so a few people will be holding off

And UK packages have tickets that can not be bought in the US. It's pretty easy to buy our 14 day tickets separately now as they are etickets. All-ways used to be posted out until Disney stopped real tickets. Our 2025 offer is due to come out around April the 10th. Lots expecting big things. As last few offers have been disappointing. But we will wait and see

It's not cheaper. Simple example-- I've got a POFQ River View booked over the summer for a week, $1800. That's about $260/nt. I wouldn't rent an SSR studio for 16 pts @ $320 when I'm booked for $260 somewhere I'd rather be. The $20pp that owners would like to get only works when Disney rooms are expensive, and right now they're not. Plus I'll get 3x points, I don't have to prepay, I have no risk, full cancel, I can book extra nights and not worry, and so on.

I'm chronically borrowing from the future year. The COVID shutdowns actually had no effect on me. I had no rentals, no points left in 2020, and very few in 2021 (that we easily banked into 2022).

A lot of renters are just looking for the cheapest room that best represents a regular hotel room. They don't typically care if it's value, moderate, or deluxe - just whatever is the cheapest. The prepay without the ability to cancel from a non-corporate entity is also a deal-breaker for many. And, $16/point seems to be on the low end. I see a lot of people asking for $20-$22 a point, making that SSR studio even more expensive.

We use them and manage each year based on the points we have with the occasional small borrow or save.

Price and demand. The market is so flooded with renters, this will drive the ppp down. As much as we don’t like it, drop your price. You will start seeing quality inquiries.
