OKW was a little over 25% of 2057 contracts in 2019. Since then about 120,000 points have been sold direct. This brings 2057 contracts to about 27% as 76,748 points is 1% of the contracts So a question. In 2042 will only 27% of the people be paying 100% of the annual dues costs so they go up a ton or does DVD reabsorb the 63% of points and have to absorb those dues?

What would stop them from starting to sell the points a couple of years before expiration with a contract that clearly states usage starts in 2043? The contracts could even be 15 years long.

Now that's a really good idea. They could sell shorter length contracts at a reduced price per point (LOL!) so that all the OKW points expire in 2057. That solves the varied contract end dates, DVD wouldn't be on the hook for maintenance fees, and they would indoctrinate a whole new group of owners. Sounds like a win, win, win to me.

DH is telling me he's reading that DVC is trying to sell their HHI and VB properties. Is that even possible? Don't they at least have to wait until 2042? I would tend to think they have to wait to 2042, but maybe they have an out within x number of years. Also I am not so sure the rental market will stay strong. As dvc expands and builds more and more buy points which means some renters become owners. I feel like disney is cheapening the dvc market. Poly tower will be really nice, but an entire new resort that will always be full on mk side.

All OKW points end in 2057 now. Just who owns then after 2042 varies. The entire resort ends in 2057, not just parts of it

I don't know how to do a "real quote"....so I just copied/pasted the following comment so I could respond to it:
"I saw someone share on a DVC Facebook group that they bought direct points at GFV and effectively got them for $161 per point. I called my DVC person, and that is the price for at least 150 points if you include that they will buy back 2022 points assuming you have a Use Year that hasn't hit yet on your existing contract(s). I was considering buying more points via resale at BLT or CC (all mine are Poly currently), but that is a heck of a deal for direct on that resort. That speaks of the issues you bring up."
I just talked to my guide (and set up a meeting w/her next week when I'll be at Disney)....I'm thinking that Magical Beginnings Offer may be irresistible....I am giving my 150 Beach Club points to my DS/DIL, and so can justify acquiring a different 150 points....and 150 GFV points for $161/point has me drooling....but then I read that the buy back was for 2022 points, and Ive got a Feb UY so thought it wouldn't work for me (the buy-back reduces the price per point by $22/point)....but my guide said it applies to 2023 points, too--and that's the info I wanted to share....if there's someone else (like me) drawn like a moth to a flame to that Magical Beginnings offer, it's good to know that 2023 points qualify, too.
Unfortunately, I don't have many (any?) 2023 points either (and I've already borrowed most of my 2024 points, too)....all that's in my account now are the 20 points in holding that came from canceling my last night at AKV this past June. So I may not get that $22/point discount (and if I don't, that's ok....I "need" another 150 points like I need a hole in the head....but I sure do like the idea of getting 150 GFV points!)....so we'll see how it works out. The offer info Kristy (my guide) sent me is more complicated than I have the energy to sort through. I'm just going to wait til I see her next week and figure it out then....
And all this is the very long way around saying 2023 UY points apparently can be sold back to Disney at $22/point, in case that makes a difference to anyone....Dani

I have not read the details of the contracts but it has ALWAYS been my understanding that the only true rights you have in our contracts is the right to stay at the resort you have purchased at. That staying at other resorts is a benefit, but one that can be removed if they choose. So technically, Disney could sell them and you have an offsite timeshare. I think that would set Disney up for some fairly large law suits about implied value based on the 7 month rule at other resorts being part of the value and I do not think Disney would want to go there. But, I can see a scenario where Disney sells VB/HHI to say Marriott or Westin with privledges to stay at Disney resorts until the end of the contracts.
