Things to improve Wilderness Cabin Sales: - Eliminate resale restrictions - Lower the sales price to $150 range - Add features like over the top pool (leads to higher MF costs, which is a negative) - Add four free AP vouchers for two years The starting maintenance fees are a back breaker. They are so high without any major amenities, not even a nice lounge or restaurant. Other than wanting to stay in a Cabin at the Campground, it does not offer much to your "typical" DVC owner. Ha. Ha. With the exception of giving incentives to lower the price, I can't see them doing any of the others. If they did, it would definitely boost sales.

Do we have any evidence that enough people who buy from developer actually think about resale to the point where these restrictions make a difference? I'd think that the prospective buyer would have to bring up resale for the restrictions to even be mentioned. I'd think that this is pretty much a non factor, but interested to hear any support otherwise.

Yes....Riviera Resort.
It is the number 1 reason after cost, why people decide not to buy at the resort.

I don’t think Disney will offer Free Golf Cart Rental …might be too dangerous with increase in traffic especially at night . And during the holidays .

That means every cabin will have a golf cart, plus the "normal" rentals for he rest of the resort. There would be way too many golf carts in use at the resort.

Well I was just dreaming honestly of ways to help but... Just have it as first come first serve. People who want them will rent them. Those who don't won't. They no longer rent via 3rd parties. Those with an RV who can haul one can bring theirs with waivers and proof of insurance signed. So they already limit the number there effectively. There isn't an endless supply. Of course it would cause issues if you cannot get one, but even a discount would be nice.

Agree about needing golf carts. The Villages have a gazillion of them. No reason Ft. Wilderness could not expand on golf cart paths.

And guess where/who will pay for all that? The owners at Ft Wilderness and their dues are already through the roof!

The sales for the Cabins are pitiful.....no they are dreadful!
What does surprise me is that of the 35k points sold since the start of sales, is that six fixed weeks were sold.
DVC has 63 of the cabins declared, which will allow more existing members to book at the 7 month window. I hear that rentals for the Cabins are decent....cheap points, 5 people in a room is more appealing than a stay at a value resort.
Riviera will remain king of sales until Poly sales hit in September. I am predicting that Poly will sellout before Riviera Resort. If it wasn't for those resale restrictions, RR probably would have sold out by now.

There was also a 550 point deed sold this past month. That surprised me. Though they did also buy 500 OKW. There was a 1500 point deed for OKW too. That's almost a third of all of what CFW sold. Outside of the 1 550 contract the average was 141 points per purchase with 34 more sold. That's really sad compared to OKW and RR I do agree that RR would have long sold out if not for pesky restrictions. They still have about 30% of points left.

But they did not offer an extra "hook" like the cruise sales use to do in the past. In the meantime, I occasionally check resales at RR. I have an October UY at the resort and apparently its one of the least popular at the resort.
