First, love your new avatar! And second, congratulations! I'm loving that avatar too. Maybe it's been long enough for me to change mine, hmm... That might confuse everyone, they can no longer say "that dumb taco bell guy" and just skip to what the next person is saying hee hee

if the gap widens, it is harder to justify direct. We have mostly enough points right now and I don't really relish paying more maintenance fees, but if OKW gets down enough I'm sure my wife will instruct me to find us another hundred or two. We bought ours at $80 a pt for 2057. DW is bugging me to buy more. We're at 405 and kids just bought ther own points. I think we're good unless prices get to stupidly low numbers.

We bought ours at $80 a pt for 2057. Hell of a deal, was that recently or back when prices were low like that? We are sitting at 300 and that just about gets us a 1-bd for two weeks depending on what time of year. So it's almost perfect but long term she wants to go more often. It would be nice to get some 2057 points, so we could still have them after I'm 65. I imagine if they come down into the 80s/point we might start talking seriously about it. Who knows, though.

2017 so they can be used at Riv. I could have gotten another 100 at $85 and should have grabbed them.

Yeah if prices get low enough I'd absolutely go for a few hundred OKW Extended for <$100/pt

When the gap widens too much and Disney has a new resort to sell, they seem to add more resale restrictions. I would not be surprised if the next move is to limit all new resales to home resort booking only.

But I would be surprised if they did something this drastic.
A year or so ago we did a small add on at BWV so that we could get 1BR BW view as our primary. We bought 25 points direct @$225 simply because the total cost was really not much more than resale given closing fee differences. Also, the posted immediately.
Our original BWV was like $80 in 2008.
Cheers.

If they didn't, they'd have to revert Riviera's restrictions which would be a big upheaval.
For the original 14 (pre-riviera) properties, I don't believe it's possible to do this based on the language in the agreements, but I'm not 100% certain. Just what I've heard.
I still think it's grounds for lawsuit to open new resorts that has owners that can use my facility, but I can't use theirs...

Well, don't forget that they're paying to use your facility - with their points. You could pay to use theirs with a cash room. You just have one fewer payment option (points) to use their facility. So, that might be hard to fight legally. of course, IANAL.
Cheers.

.... I just picked up an OKW extended contract for less per point ($107) than I would have been able to get via the bankruptcy auction process. Passed ROFR this week. And when we were buying in '17/'18 I remember OKW & SSR at > $100pp!

I couldn’t resist adding on in 2023, and just got word last week that our $90 per point AUL contract passed ROFR. We had a few discussions about whether or not prices at AUL will go even lower, but I figure it was a deal I could still feel good about regardless. The resort and grounds are beautiful, we love the location, and realistically wonder how low AUL or any other property can go? Congratulations!!!!

We put up all nine of our contracts in December and have only sold one so far. Originally, they had all '21 points banked. We pulled most of those and are using them for a May Aulani stay. Then, we got the offer on the one contract.
Of the 9, 6 are small point contracts. We sill keep them out there hoping that Iger can make changing to offset inflation flattening travel.
