What would you consider a most in demand week to stay at DVC, other than Christmas weeks in December and week of Thanksgiving? I am looking at purchasing a fixed week at the new Poly2, if offered. In the years I can not go would like to have a better chance at renting my points. TIA!!

Easter week is very busy. Not sure about Jersey week, so Presidents week is what I’d vote for.

The busiest weeks at WDW

For a fixed week studio purchase, The Disney Marathon weekend for Studios is very popular. Princess Marathon weekend is also getting very popular. Presidents Day weekend is mixed, same as Jersey week. Both are popular, but not all states give students a longer break off to make it a top 5 week. Spring Break is also really busy, but varies each year because of when Easter occurs.

President's Day weekend. Usually schools schedule teacher inservice around this holiday which turns Friday into at least a half day. We use to aim for this timeframe to pull the kids out of school cause they'd only miss Thursday and Monday. It's a nice time to vacation, the weather is good and the parks seem less crowded. We use to also do Rosh HaShanah or Yom Kippur for the same reason. The first week of November was conferences and, with our kids, we couldn't miss them.
Sans kids, I like the last week of October, week 44, (excluding the 31st as we need to be home to hand out candy) or March, week 13 or 14. Both are good weather.

What week is the Disney Marathon weekend? Isn’t that the middle to end of the first week in January? Princess is usually in February. Can you still buy a marathon week for a fixed week? Agree, I think that last week may be very popular, especially if the 31st happens to fall in that week. I’m sure October will have higher points chart.

Well first being a Poly owner, I’m hoping it will not be a Poly 2 and a stand alone DVC, so I still have the 11 month advantage with what I own now. But that’s still to be determined. Jersey week usually coincides with Veterans weekend, and F&W is wrapping up. So I would say it’s pretty busy. You have the Jersey people who can do a week with their kids only missing a couple of days or some districts actually they have the whole week off 🙃. Then you have many that get Veterans Day off and make it into a 4 day weekend. Presidents weekend is big with giving kids more time off in the upper NE states whereas in many areas schools would just get that Monday off. I believe Marathon weekend is after NY’s the beginning of January. Because my sons bday is the 5th and years ago you could book easily then when Marathon became popular, poof that was gone unless at the 11 month mark. Which to this day I rarely do.

Christmas week is the strongest rental week of the year. However, I have never had an issue renting DVC.....even during the last recession. Christmas-NYE is the only full week high demand. All the other holidays are half-week surges, or like Easter where some are before, some are after the holiday.
I also find it easier to list points for rent and matching the renters needs with the points I have available.

We already have a FW second week of December that rents very well. Hoping the points chart are not outrageous. And with VGF about to increase to north of $250/point, I have to wonder what Poly2 will open at? Doubt my points amount will qualify for any substantial discounts.

But I have rented at 11 months, which if someone wanted the Poly they looked for someone who owns there with the 11 month advantage. I never had an issue with at 11 months securing a reservation. That said I think you will see more people wanting the Poly who normally wouldn’t stay there. If the party size was bigger than what the studio sleeps, some don’t like studios and want a full kitchen. So that was all they could choose and they weren’t booking the bungalows. But now (I am assuming) there will be 1 & 2 bedrooms in the new one, more will have the option to stay there. Points, make a difference too when people are looking to rent. I depends how much they want to spend and Poly was always higher in points. I bought when it was first offered because we love the Poly and our first two vacations were there in the concierge building. I would even use my points as reservation points and book there for a few days. But since buying we have stayed only twice and that was in the bungalows.

PVB is very point heavy and has a ton of studios which helps that. I do believe it will be similar (or higher) points to VGF which might keep some away. VGF is a very small resort so harder to book than some. I am hopeful it will be easier to book at PVB. Though unlike you I do not want a separate association as I have points at PVB originally. Good news though if it is not a separate association, PVB did sell fixed weeks.

I still feel that the new Tower will be part of the existing Poly association, just like the new Grand Floridian addition.
Back to the OP, my forever DVC advice.....Buy where you want to stay and in this case, when you want to stay.....and of course, buy resale when you can.

It’s just the resale prices for Poly have not come down nearly what they should ( sans a really large contract). So waiting now to see what ultimately happens. What happened at VGF is Disney actually downgraded owners who originally purchased at the DVC building by creating competition with the new resort studios. Since DVC elected to keep the points chart the same, it created competition for the deluxe studios. I don’t see that happening at Poly1. And it’s great to hear it is easily booked by current owners. Yes, if it’s the same association, it should open back up the ability to sell FW at Poly1. Hope we get some news soon!!!
