Just a little over two weeks till my first stay at the cabins - I'm looking forward to it. One of my besties is joining, so it will be a good test to see if cabins work for girl trips as well as I think they will.
I still wonder what, if anything, DVC does to address sales for the cabins. Rent cabins for cash? And if so, does that ever bring the annual maintenance down?

So I think the last I saw it was 60 ish cabins that were declared. Disney will have to rent the remaining for cash until more so I think. What Disney rents for cash, does nothing to change the maintenance fee cost for everyone else though. Disney will have to rent the cabins for a certain number just to cover the maintenance fees for each one. Plus they'll have to add in the rest of it. Hopefully the rental cost won't be far off from what it was before though.

MFs are too high. And, although I like the Ft. Wilderness area, it is difficult to get around.

A resorts maintenance fee is based on the total number of points and costs, as is the resort was complete and sold out. That is why Vero Beach has regular MF and a subsidized MF. Vero's original MF was based on a phase 2 addition to the resort, that ultimately got canceled because of poor sales.
All units not declared into inventory, the rentals go to Disney minus MF costs. This is different than breakage, which occurs when Disney rents units declared into the DVC inventory, but not being used by owners. This could be because of non-use, exchanges into cruises, Interval, etc.

MFs are too high. And, although I like the Ft. Wilderness area, it is difficult to get around. Extremely too high, than add-on the lack of amenities and resale restrictions......death of the resort sales.

I own at Riviera and only put up with the resale restriction because the resort is so amazing. I agree it doesn't work with the cabins. I was honestly hoping it would be a one and done with Riviera but no such luck.
In the end, the restrictions only hurt the resort resale value. It could be what Disney wants, but they aren't actively buying back low priced resale contracts. Maybe they will in the future.
Our family loves the Riviera. I have direct contracts but wanted 50 to 75 points more, but not at $225 pp. I finally found a small RR contract at almost half of Disney’s direct price. It was a no-brainer to add-on resale.
So, your points are on target (of course!😁) The resale restriction may work somewhat for Riviera but it won't for the cabins.

We bought two 100 point contracts when DVC had that great post-covid Riviera sale. Within a year, I bought a great resale at RR. I am ok with the restrictions because like you, the resort is that good. I have been passively searching for a second "great" RR resale, but I have that cursed October UY and pickings are non-existent. I have patience and will find my next $100k (ish) RR resale in the future.
We have friends staying at RR this week, on our points. They are mind blown on how nice their room and resort is, and the convenience to the parks. They had breakfast yesterday at Topolino's and were just blown away on the experience.

But the sales seem to show that there are very few who find anything interesting about the cabins. Places like Riviera have their niche. Cabins, not so much.

Riviera does have it's fan club and I get why. Sales are a bit slower than average but not embarrassing. Still obvious it's missing something even compared to other resorts like SSR that sold well even during the massive recession. But the cabins, they just have so many negatives against them. It's hard to ignore restrictions, maintenance fees, transportation issues, amenities and cabin layout when it's mixed together.

As I probably said earlier in this thread, it's not the MF or the lack of laundry that would kill the cabins for me if I had young kids. To me the killer for families is the SLEEPING arrangements. WTF is with the NO door on the bedroom area and the TV mounted so the kids would be sitting on the floor (yeah, mine sat on the floor in the old arrangement but...) or sideways on the couch to watch. I don't know what dysfunctional architect arranged those cabins. And moving the bathroom to the end was just plain... I just can't be nice. I need to leave the thread. LOL

And yet there is Nothing availability at the Cabins for booking windows. It was nice when the cast members received a 50% discount for last minute cash stay availability . Doubtful that will happen with new cabins unfortunately. It was a great introduction to the cabins and golf carts, etc… My teen age grandkids are excited about 5 night stay for their holiday visit to decorate the new cabins Xmas week . And ChipnDale doing the Hokey Pokey dance

Fort Wilderness is a campground first that also has cabins. This resort was always known as that cheaper option for people who wanted go and stay at WDW. For the cost of buying DVC, you could go buy a pull-behind camper and visit other places too. Now those RVs are different beast (and cost), but again those types of people are different than you average DVC person.
