Well stated. Riviera does have it's fan club and I get why. Sales are a bit slower than average but not embarrassing. Still obvious it's missing something even compared to other resorts like SSR that sold well even during the massive recession. But the cabins, they just have so many negatives against them. It's hard to ignore restrictions, maintenance fees, transportation issues, amenities and cabin layout when it's mixed together. Here is another thought...... Fort Wilderness is a campground first that also has cabins. This resort was always known as that cheaper option for people who wanted go and stay at WDW. For the cost of buying DVC, you could go buy a pull-behind camper and visit other places too. Now those RVs are different beast (and cost), but again those types of people are different than you average DVC person.
There is also a decently large percentage of people who have rented RVs which would make buying into DVC not all that interesting. I think the cabin people and the camping people are slightly different targets, but not enough to lure people in. While the point charts are reasonable, the buy-in amount is still too high. I'm still stuck on taking a moderate and making it the same price as actual deluxe resorts (not just room type, but actual resort) and thinking it will sell. They screwed up so much on this one. At least they'll have PVB again in a few weeks. I do wonder in the back of my head what the trust will involve as well. Some are slightly turned off by that. It likely was a cause for increased administration fees (knowing the point amounts were another factor in higher MFs, but not entirely).

Let me also add this. My very first WDW stay was at Ft. Wilderness. I am not knocking the campground in the least. I'm not knocking the idea of the cabins either. Just making it all DVC is what gets me. They better find a way to expand Ft Wilderness DVC or it will never sell.

A week stay in July (12-19) is 148 points to stay in a Cabin. Just counting MF cost, 148 x $12.16 (2024) = $1800
A 148pt contract is 148 x $225 = $33,300 (No discount under 200 points). A 50 year contract has 7400 points, that is $4.50 per point. $4.50 x 148 = $666 Total cost for July stay is $666 + $1800 = $2466.
For reference, a full campsite rate is $1,170 for the same week. Current Cabin rental for that week from Disney is $3950. Rental from David's is $3700.

Let me also add this. My very first WDW stay was at Ft. Wilderness. I am not knocking the campground in the least. I'm not knocking the idea of the cabins either. Just making it all DVC is what gets me. They better find a way to expand Ft Wilderness DVC or it will never sell. My first stay was in 2000. I was 34 years old and booked a room at Coronado Springs.
The Cabins as DVC just makes zero sense to me. Nothing about the Cabins or the resort screams DVC.

The Cabins as DVC just makes zero sense to me. Nothing about the Cabins or the resort screams DVC. This is what DH has said as well. DH has very, very fond memories of Ft Wilderness and staying there as a child with his family. But now as an adult and DVC owner, he keeps saying, how is this DVC?

It might mean I might stay in one too which really gets me. I really enjoy spending time at Fort Wilderness but I haven't stayed there in over 40 years. In 2000 I was doing my first paid for all by myself trip. Polynesian concierge lagoon view. A bit of a step up from the campsite. Wasn't my first Polynesian stay though - that was 1986. I cannot say that I was there in the very early years, but 1982 was my first trip. Just a few things have changed since then LOL but that first trip really had me enjoying the campsite for what it is. It's just not DVC to me.

And yet there is Nothing availability at the Cabins for booking windows. It was nice when the cast members received a 50% discount for last minute cash stay availability . Doubtful that will happen with new cabins unfortunately. It was a great introduction to the cabins and golf carts, etc… My teen age grandkids are excited about 5 night stay for their holiday visit to decorate the new cabins Xmas week . And ChipnDale doing the Hokey Pokey dance Only 63 cabins are available for members to reserve with points.

I'm gunning for an OKW GV though. We may have a problem with uneven male and females and if parents want them in separate housing, the cabins are actually kind of high on my list. It might mean I might stay in one too which really gets me. I really enjoy spending time at Fort Wilderness but I haven't stayed there in over 40 years. I'd do it if the parents want guys and girls in different rooms entirely. I'd actually sooner do the THVs if I could find a way to scrounge up accommodations for the other half. But it's going to be whatever they get as I'm not asking for money and the other family that has DVC didn't offer to help I would prefer more dining options near by for them really. OKW and SSR are strong contenders. Having OKW points makes me want to do the GV there more but we'll see what the numbers are this spring before I book.

Sounds like a headache to me but my senior boy was busy breaking into vacation homes to look around. (Why would you do that? The window was open.)

Sounds like a headache to me but my senior boy was busy breaking into vacation homes to look around. (Why would you do that? The window was open.) Mine is worried he won't graduate with over a 4.0 and drives exactly the speed limit. His group of friends are absolutely amazing! There's one that kind of is a troublemaker now and then, but they all keep him in line when he's with the group. We have a couple who are very parental type. We have one who is the mom of the group and if she says stop they stop and I love her! Some of these kids I've known since they were three or four or in grade school too. One of my kids best friends became friends with him in second grade when she moved to the United states. Get a little weepy thinking about it. It'll be fun and fine though. I think I am leaning towards just saying it's going to be a grand villa unless some of the parents really really object to the same villa but separate bedrooms for the kids.

Post on the Dis boards describing final legacy cabin stay with recent downpours …and calling it Swamp Mickey ! The experience sounds bad especially with golf carts . Some of those pictures make it look like they are stuck in sinking quicksand ! Nice trip report w/ lots of pictures !
I. Watched a recent trip report video describing the All Star Music family suite and the suite is very big . Sorry I can’t remember where I watched this but they are located within walking distance to the modernized McDonals for teens dining. How many guys & gals in your total group? I now you don’t want to ask for money but they will have to plan on purchasing tickets and money for food…sharing the cost for a oversized value family suite with options to get on bus to go to Disney Springs if they don’t purchase tickets!
I admit I have big holiday plans for the new cabins with a teen grand son & grandaughter and myself … And already know the bedding will not work out unless I pull the mattress from bunk and somebody sleeps under a table and bring a king size sheet to drape over to create a tent Haha and for top bunk try to figure out how to hang a curtain for privacy … They arrive fromTexas and do not plan to purchase tickets cause they are really wanting to visit Xmas Eve and then be home for friends on NYE …. I keep checking to modify and beginning to think DVC does not fit our needs anymore . We went from studios to one bedroom and now 2 bedrooms are too expensive …rather take them to Universal . These are things nobody thinks of when you want to join the DVC Vacation Club and family still fits in a studio.

We are a camping family. We love Fort Wilderness. We have stayed at the campground many times and usually find a reason to go visit it at least a couple of times a year. We have been DVC for a decade. I suspect we pretty much check every box for the target for sales for the cabins at Fort Wilderness. For goodness sake, we are even building a campground - my family should be the easiest sale possible for CFW!
I like the points chart. I love the location. I don't love the floorplan, but could deal with that for the location and points chart. I also don't love the buy in price, but could deal with that for points chart and location.
MF was the deal breaker for me. It's just not worth it. I'd rather do a tiny add on at Poly with the plan to do a week in the studios every year on points, then grab a cabin at about the same point cost if one opens up at 7 months.
