This is a minefield. I tend to err on the side of caution. Some of my thoughts: - Yes, of course must be registered on site to view or post on RTB
- Consider personal verification (on the back end, with a moderator) for anyone to create listings (like Driver's license submission and matching proof of verifiable DVC ownership)
- Minimum post count of 20 or so, as well as minimum age of account of 1 month to ensure the poster is a legitimate member of our community
- Disclaimer of Liability for us, and caveat emptor
- Resources for renters to review in order to avoid scams
- Clear limits on number and frequency of posts/bumps and requirements for thread closures
- Might consider a requirement to "purchase" the right to post for a nominal amount in order to weed out the riff-raff and offset increased costs/time for moderation and verification

I'll just say I think you're on the right track and an RTB will be a nice resource for both sides of the transaction. The testimonial section is a really good idea, it will be interesting to observe how many renters (not owners) will contribute. As previously discussed some type of FAQ resource for renters (not owners) may help educate the new-to-the-process renter. Many thanks.

Small suggestion on the RTB "Points Available" must read note...something that always got confusing to me in conversations as a "renter" prior to owning DVC and looking for points. Maybe change the "renters" to "DVC owners" since the "renter" is often used to mean either side of a rental transaction. "DVC owners should not use this forum to list points."

The more "requirements" and "payments" to be handled by the RTB board would impose more responsibility and liability on the board members. Everyone seems to be mostly concerned with the verificaiton of those owners who rent out their points and reservations, but there have been several scams involving fake renters who paid just enough to have a reservation confiramtion put into the names of others who they were scamming; they'd take the full amount upfront from the unsuspecting real renter and never pay beyond the small deposit. I think the board should not provide any personal verification on either end of a transaction except for requiring an active membership / registration. The RTB should be heavy on the disclaimers and warnings about scammers and provide a list of resources on how to aviod scams. There are always going to be those who are trying to scam and there is no way those on the RTB board can stay on top of that personally.

I don't think we should start off with such a mechanism, but I don't want to outright dismiss a potential tool to help regulate, moderate, and filter negative activity on the RTB board. At this point, I recommend that idea go on a shelf and we see how things go. But if things go sideways in the future, it's a potential option to explore at that time, if needed.

Sorry, I was meaning for me, in terms of financials I won't take it on. If another wants to that's fine, it just won't be me. If this doesn't end well and no one steps in, it'll be reformulated but not using funds. My WFH finances are hard enough as it is

I'm not a fan of owner testimonials, as they can be just as problematic or worse than not having the option for renters to "endorse" someone. You've already addressed monetization, and I'm aligned there. I wouldn't be comfortable passing along my Driver's License or other form of ID to prove who I am because I don't know how it would be stored or who would be viewing it at any point along the way (not that I have anything to hide, but you know, identity theft is a real thing and the less this info is out in the digital world, the better). I'm also not a fan of Google or MS Forms. The vision to have an owner/renter beware, no liability from the site approach would be my preference, just as you run the FB site. Your original post seems spot on to me and I appreciate you/the team giving this a go!

As to the testimonials - is there a system here to upvote or downvote a person? Some kind of reputation system, I guess? That could be handy for an RTB. As long as it has a way to prevent gaming the system to vote yourself way up, I think that it would be a good way to get a glance as to an owner's rep with the community.
Possibly a twitter style blue check verified system, even - to show that this owner is a verified owner of DVC properties.
