Totally. FB is a mess. I always have a hard time navigating it as well. The order that posts appear in is always a complete mystery to me. It's not chronological, I can tell you that much! Then you leave and come back and try to scroll back to the same post and it's gone. But I recognize the 15 other posts I just scrolled past -- where is the one I was on just a second ago? Ok try the search bar maybe....no results.
I swear it's the most un-intuitive and unhelpful platform out there. I'm fairly tech-saavy but wandering around Facebook makes me feel inept.

I rarely use it. I find it is rivalled in it’s lack of a functioning search feature by the Disney Parks Blog though. If a news item isn’t one of the 5 featured headlines - forget it.

I post my rentals on various FB rental site and have for a few years now. As an owner listing a rental, I need to be conscious about how often I “ bump up” my listing. I cant say that I have ever had an infraction or comment made to me about bumping up too many times within the day. It is work, but hey it’s free!
As DVCQUEEN pointed out, I know which replies are worth looking into and which may be just fishing, etc.
As one who is viewing the listings, save that post in FB. You can at least get back to the site and search the renters name. Their posts will be there.

Confirmed reservations available will be under "points available" - basically either you are look for points (points wanted) or you have points to rent (points available) confirmed reservations are allowed. Everything utilizes points so just look at it like that. If you have a booked reservation you can offer to rebook or not. Just say which. Going to respectfully object. I have always wished for a "Confirmed Reservations" thread in addition to a "Points Available" thread (for potential transfers and new reservations). I think it primarily helps the renters that are looking for specific dates and the owners that have the reservations already and (for whatever personal reason) have not cancelled. Of course a renter can make their own post in a "Points Wanted" thread, to which owners can reply....but I think it helps clarify the difference between a confirmed reservation and generic points available. Please consider...will be OK with the current streamlined approach if rejected.

Is anyone seeing a slow down in rentals? I am trying to rent some AKL points right now and have not had any legitimate inquiries. I have them listed on this Board, the "other" Board and in 2 different Facebook groups. I was really hoping to get them rented without using a broker. Is there no market right now? Any advice?

I only follow a few places and there are a lot more points for rent than I've seen before but my sources are limited. I am considering jumping more into the rental game if I keep my OKW points and worry it won't be worth it. Though I'd be willing to rent lower as I got my money's worth out of that contract like a decade ago.

There has been a glut of rentals for a couple of years now. The few sites I follow, I’ve noticed rentals have gotten much shorter, 2,3,4 day rentals. I think Disney has gotten so expensive that the resort stay is one of the cheaper aspects of the vacation. What are real killers are the tickets and food.
Look for spec rental times and try to rent a confirmed reservation. Halloween, Presidents Day weekend, January Marathon are still very popular. I have been lucky to rent my confirmed Copper Creek week 49 for the last several years. But I advertise that the week can’t be modified, and sometimes it takes a little longer to rent because people don’t want to go for a whole week.
If you can afford it, dropping the rental price will definitely get attention. $15-$16/pt should go fairly quickly.

Be prepared that if you go with a broker your net will be around $13-$14/pt depending on the resort you’re renting. Brokers have so many points to rent there is no guarantee they will get moved.

Everyone has a DVC rental site now. Brokers and spec renters have snatched up all the available inventory at he 7 month window.

The other thing seems to just be the explosion of points. In the past ten or so years they've added Grand Floridian, Riviera, Polynesian and Copper Creek and they just keep adding.
I wonder how long until we see DVD do their own broker rental thing where they pay owners $10/pt (close to the M&R) and then rent them back at $25/pt. As I think about it, I wonder why they haven't done this yet.

Definitely a slowdown. Disney rooms are discounted 35% with the "Stay Longer and Save" promo. And you've posted $20 -- I would suggest $15. Check out the comps. We can book an AK Savannah View for $416/night. Resort View is $312. Savannah View DVC is ~18 pts/nt. At $20, that's $360. Standard View is 14 pts, $280. You're barely a savings at all for the hassle of DVC when it's so cheap to book with Disney with full cancelations and changes.
