Explain why VGF outsold RR the majority of the time it was on sale though. While the guides may not mention it (which I doubt they don't), people know. Much like people don't lose points much anymore because they know they can rent. I could believe it when I bought in 20 years ago, but not now. I'd say the minority is on those who don't understand restrictions. Even when I bought a couple decades ago I knew resale vs direct and DVC absolutely uses direct perks as a selling point. Given RR sales, I cannot believe it isn't a factor. Apples and watermelons. Location. Period. One is walking distance to a park, one isn't. There are so many factors impacting this that trying to make the claim that one factor out of many is causative, in the face of a many compounding factors, is fraught, to say the least. I don't believe that the vast majority of folks know/think about eventual resale when they buy timeshares. But I'd be happy to see documentation to support a contrary view. Lacking that, and knowing what I do about how people plan their travels based on much reading, I'm taking the under on this. Cheers. I think you put too much on the walking aspect. Many people adore the skyliner. It makes no sense why RR is taking so much longer than other resorts to sell out outside of Aulani. You could compare the cell rate to copper Creek if you want more apples to apples. To your other point, I take it you haven't looked at the Disney website lately? They literally now have graphics to show the difference between resale and direct purchases. It seems to take forever for these new resorts to come online. I guess maybe because other DVC's (GF & CC) were 'reallocation' from hotel to DVC it seems the Poly is taking forever.

People know. There’s a very very small percentage of people who might end up in a sales pitch room w/o a smart phone. It’s really easy to quickly google and realize that riviera has sales restrictions and there’s a big WARNING because of it. However, riviera sales were hampered by covid. And there’s been an impending recession. VGF is now sold out again (a lot smaller than riviera, no?). There’s no rush with riviera unless you are enticed by the current incentives . So maybe people wait for poly and compare. And besides, doesn’t the Disneyland villas have the resale restriction too? We have no regrets for buying riviera. But I plan to be there for Christmas that last year when I’m about 90 years old. We’ll take the auto train down I’m sure it’ll sell out eventually. Before aulani.

Does anyone know for certain if there is going to be a fitness center?

There seems to be an area for a larger room. Whether it is a Community Hall or a fitness center or something else? We are unsure of. Truthfully it makes no sense to me to put in a fitness center when the shared one is going to be like literally right next door with the spa.

Full disclosure….. I have read very little in this thread, or about the new tower in general. Does anyone know for certain if there is going to be a fitness center? There seems to be an area for a larger room. Whether it is a Community Hall or a fitness center or something else? We are unsure of. Truthfully it makes no sense to me to put in a fitness center when the shared one is going to be like literally right next door with the spa. I don’t normally use a fitness center but my BIL uses one EVERY DAY. I made that same comment to him this morning. He said the fitness center is in poor condition and quite small for the numbers it provides service for. He thinks it would be better served to expand the spa and create a newer bigger fitness center elsewhere.

Really unsure what the tower will have. Hopefully we'll find out soon. I personally am hoping for a Community Hall as neither has one. Only BLT which is not walkable all the time. I haven't been to the fitness center there in ages, but they need to update if bad. Most are tiny at WDW though. Only BRV has a decent sized one. All are lacking in some equipment so we don't bother much anymore.
